What is FAR?

It is the ratio of the building's total floor area to the plot area, which is the portion of the land it is built upon, known as “FAR“.

As a result, FAR – Floor area ratio is defined as the ratio of GFA (Gross Floor Area) / Plot area.

How to Calculate Floor Area Ratio?

Step 1

You may use the table below to get the Floor area ratio (FAR) for the site you own in Delhi.

If the size of the property plot is given to you in square yards, you will need to multiply that number by 0.836 in order to convert it to square meters. The table that is shown below is relevant just for the plots that are located in Delhi.

Step 2

Let's take an example so that you can better understand, say, your plot size is 300 sq. yards. Convert 300 sq. yards to sq. meters by multiplying it by 0.83. After conversion 300 sq. yards comes out to be 250 sq. meters.

For a 250 sq. meters plot in Delhi the FAR = 300 (as checked from the table).

FAR = (Total area of all floors * 100)/ Plot Area

Therefore, the Total area of all floors = (FAR*Plot Area)/100

The total area of all floors for 300 sq. yards = (3003009)/100 = 8100 sq. ft.

(Factor of 9 has been used to convert plot size from sq. yards to sq. ft.)

Step 3

According to the Delhi By Laws, the maximum number of stories that may be built on a plot in Delhi is four, even if the owner intends to use the whole FAR of the land.

Therefore, the area of coverage for each level is calculated to be 8100 / 4, which equals 2025 square feet.
