As a Civil Engineer i guide you in How to Choose a Contractor For Construction of Houses.

Why Selection Good Contractor is Necessary?

But without reading the complate article, only the Checklist and list of questions will not work. So I would say that read the whole article, the rest will be your wish.

What if You Select the Wrong Contractor?

What if You Select the Wrong Contractor?

If in hurry you made a mistake in selecting the contractor What are the problems you may face.

  1. First of all, You have collected the money you have earned by hard work so that you can build your dream house with that money. may be a waste of money.
  2. Your valuable time may be wasted.
  3. What happens many times is that there is an argument with the contractor for not doing the work well, due to which the contractor leaves the work, the contractor will leave the work but our trouble will increase that he refused the contractor and brought back another contractor. Whatever work we do, our money will be wasted and along with it our mind may also have to face trouble.

Obtain Multiple Bids

We write this Choose a Contractor For Construction of Houses article step by step so that you can understand very well.

Whenever you feel that you and family members have enough money to build a house & make desition to buy your own house.

Hire a contractor to build home for you or get it repaired or renovated, whatever you want to get done.

You must have to go to a contractor who can build your dream house and get a quotation of construction, get the roughly amount from all possible contractors.

Keep one point in your mind that I say that get a house construction quotation detail from all possible contractors.

As soon as you read the article you will understand why I said all the possible contractors because we have to select the perfect one for you to build your dream luxury house.

General Contractor Qualifications

Why do we mention the qualification point, as we mentioned above. you can contact and talk with construction contractors to verify them.

Whichever contractor you want to give work to, first check his qualification should be correct, sometimes what happens is that the contractor does not have a degree, he does not study related civil engineering but still he is doing the work of construction.

Inside this case whatever construction material will be used, If contractor will use more materials than necessary so that no one can point finger on it going forward but your money has been wasted.

Another safety if he didn’t follow given the building construction code If the guidelines are not followed durability of your house may be less than normal or some chances of incident may also happen.

That's why we are listing down the minimum requirements that he should have

The minimum requirements for general (or prime) contractors are:

  • High school diploma or GED
  • Ability to work legally in the United States
  • Clean work record
  • 4 years of experience at the journeyman level or above in the past 10 years
  • Pass the contractors license exam
Reviewing References and Past Clients

Reviewing References and Past Clients

Now it's your turn to talk and check any of his previous work. But what if he has a degree, a qualification, then you have to select that construction worker.

Here we are talking about our money, our dream house is happening, so we are very worried and more careful for you.

Must check he is good at building house if he good in constructing bridge but never work on bunglows.
If he is doing the work of building bungalows for the first time In most cases it would be fine to take like we said Here it is about our money and dreams, so no compromise.

That's why talk to the owner of the work he has done before and try to know how the contractor has dealt with the one who built that house. How was the relationship with him, are they happy with the contractor's work and behavior or not?

After his work is over when he goes for living in that house did those people find some mistakes will be found or not. I am giving you all this in an example way but you try to know in your own way whether the work of that contractor is correct or not.

Yes this can never be ignored because just having a degree.

Business Experience and Management

You must be thinking that I Why did you say that having a degree doesn't help.

I personally notice that some of my classmates are good in getting good marks, but definitely they are not good in management/ management. Getting good results is only one sign of better ability of Remembering memories.

That is why you not only focus on the result of that contractor but you have to verify that contractor are also good in management. I mean construction management which also plays a very important role in the civil engineering field.

Shows that he has to do business i.e. construction work building your house the right way

you also know that contractor fulfill and complete their construction project on time or not by talking with old client of that construction contractor.

if he told If he has taken more time than his estimated time to bluit the house, then It could be defined that he has less experience of construction management.

Because inside civil engineering Doing any work means that it is not just a single task, there are many such conflict construction process, which run parallel, if he didn't manage all task properly then high change that prescribed time means which time we have calculated during estimation is pass away and taker more longer time to complete work.

Here I would like to say one special thing which is in the matter of our money, the more time it takes to build the house, the more our money will be wasted. Nomatter why the amount of work has been decided beforehand, taking more time than the time limit is also a waste of money.

Because no value can be put on your time. It is getting ruined because you will have to visit it frequently till the work is done.

If you don't want to do it, you can keep a supervisor, but if the owner is present on the construction site from both the supervisor and the owner, if the owner is available on site then the work is done in a smooth and proper way. This is my own experience which I am telling in civilexperiences.com blog.

Considering Financial Stability and Resources

We are getting the house built, that means our money will be used, but still we have to know whether the contractor we are giving work to is financially sound or not, whether he has enough resources to work or not.

Here resources means whether he has whether construction machinery is available or not, If not then can he take it on rent or not because if he cannot take it on rent then he has delayed your work won't be able to

The good thing here is that if his old work is done in the right way at the right time, then he is probably financially good.

Set a Payment Schedule/Options

Before giving the work of the house, it is necessary to decide in what way the payment is to be made to the contractor.

Partial payment or you have to do final settlement after completion of work or you have to pay full amount before work.

Although this third one said that the whole money of work given before it starts has to be ignored, don't give work this way, but it's our job to tell, so we told you.

In most of the cases it happens that the partial payment system I mean to work How much percentage payment is to be made after fitting is completed, after that how much is to be done, after the second slab casting to be paid, make an agreement in that way.

If we have used the word agreement, then we come to the same point that whatever is decided during the conversation, how to work, take it in return.

Get It in Writing

Examine the documentation prepared by the contractor after hiring him or her. Do they appear professional? Examine the contract. Does it appear to be fair and balanced? Also, ensure that the legal agreement contains the following:

  • The company name, address, phone number, builder or contractor name, and license number. (Post office boxes are not permitted.)
  • A complete project description.
  • The list of all products and materials required to complete construction.
  • A written statement stating that the contractor is responsible for all required permits and inspections.
  • Dates for starting and completion.
  • Warranties of workmanship, the length of the warranty, and particularly what is and is not covered
  • The contractor must ensure that he has liability and workers' compensation insurance.
  • A declaration stating that the contractor will tidy up.
  • The total cost and the payment schedule.

What question should I ask the contractor?

  • How long has your business been in process?
  • What kind of project experience do you have?
  • Do you have all of the required permits and licenses?
  • Do you have any suggestions for us to consider?
  • What is the estimated cost?
  • What is the project's timeline?
  • Are you covered by insurance?
