What is FAR?

It is the ratio of the building's total floor area to the plot area, which is the portion of the land it is built upon, known as “FAR“.

As a result, FAR – Floor area ratio is defined as the ratio of GFA (Gross Floor Area) / Plot area.

What If Floor Area Ratio Increases?

An increase in the floor area ratio (FAR) indicates more dense development, which is frequent in cities.

Depending on where you live, the FAR requirements can be different, and the same goes for Delhi.

Because the infrastructure of Delhi, like the infrastructure of every city, has limited capacity, it is best not to create additional stress on the land beyond what it can safely sustain. The ‘safe load' factor is something that can be provided by FAR in this situation.

What Are The Benefits of Defining Delhi's FAR?

Because every city is comparable to a luxury building, its limits are determined by the amount of weight it is able to support. If you exceed this capacity, then it might result in a number of different problems. Delhi is subject to the same conditions.

This load-bearing capability for the city of Delhi to sustain the general well-being of its residents is defined by FAR for Delhi based on a variety of parameters, including the capacity to deal with natural calamities, amongst other things.

The idea of floor area ratio is used by the government in the process of zoning the building property in order to limit the amount of urban density that may be accommodated on the land. It further restricts the number of people who are permitted to enter a building.

FAR is also often used by architects and construction workers in order to determine the design and structure of buildings in an exact manner.

What Are The Advantages of Defining The FAR?

Every city is equivalent to a building and therefore limited by the load it can support. If you exceed this capacity, it may result in a number of problems. The same is true of Delhi.

FAR for Delhi defines this load-bearing capacity for the city to protect the general well-being of its citizens based on a variety of criteria, such as the city's capability to withstand natural calamities, etc.

The government utilizes the idea of floor area ratio to divide the land into zones in order to limit urban development.

It further restricts the number of people permitted inside a structure. FAR is also often used by architects and construction professionals to determine the design and structure of buildings with accuracy.

How to Calculate Floor Area Ratio?

Here we are going to Calculate Floor Area Ratio taking Delhi as an example.

Step 1

You may use the table below to get the Floor area ratio (FAR) for the site you own in Delhi.

If the size of the property plot is given to you in square yards, you will need to multiply that number by 0.836 in order to convert it to square meters. The table that is shown below is relevant just for the plots that are located in Delhi.

If you want FAR table for any other city and area them tell us in a comment we are here to help you.

Step 2

Let's take an example so that you can better understand, say, your plot size is 300 sq. yards. Convert 300 sq. yards to sq. meters by multiplying it by 0.83. After conversion 300 sq. yards comes out to be 250 sq. meters.

For a 250 sq. meters plot in Delhi the FAR = 300 (as checked from the table).

FAR = (Total area of all floors * 100)/ Plot Area

Therefore, the Total area of all floors = (FAR*Plot Area)/100

The total area of all floors for 300 sq. yards = (3003009)/100 = 8100 sq. ft.

(Factor of 9 has been used to convert plot size from sq. yards to sq. ft.)

Step 3

According to the Delhi By Laws, the maximum number of stories that may be built on a plot in Delhi is four, even if the owner intends to use the whole FAR of the land.

Therefore, the area of coverage for each level is calculated to be 8100 / 4, which equals 2025 square feet.

Note: Balconies, Stilt Parking, Basement, Lift Shaft, and Mumty are not included in the calculations for Floor area ratio (FAR). This list is not comprehensive, and other topics may be included in the final drawings at a later date.
